Lowest rental vacancy rate on record in Canada.  Demand very high obviously.

We've reached the point where immigration is so high that nobody thinks lowering it is racist.
I think you’re right.  Hopefully the federal government will hear the message and institute a temporary reduction for at least a few years.  There should be a big increase in supply in 2027, 2028 and 2029.

I mean, sure, but isn't this ultimately just a small increment in the face of explosive population growth?

The Liberals keep throwing taxpayer money at the problem (a frequent Liberal solution go-to), by promising to build some low income housing.  But this doesn't address the market fundamentals at all which is the problem, and the Liberal policies are the ones that have created big pressures in the market fundamentals (supply and demand) and exacerbating demand without any regard for the consequences.

Correct.  For example, the Liberals have decided that they will go ahead with 500,000+ new citizens again this year, despite the 99% occupancy rate we have in Canada, and the fact that new supply can’t keep up with even last year’s demand.  It’s like they don’t care about reality.  Reality is just a nuisance to their policy plans.  Housing prices are only going to get worse for the next couple of years.  The crisis hasn’t even peaked yet, but we have a federal government that literally doesn’t give a sh*t about the citizens they’re suppose to serve.

A moratorium on immigration would indeed be very much a breath of fresh air.  Here in my city, housing costs are out of control.  Nobody I know, except one, can afford a house.  Rents are up like crazy, too.  I remember a few years ago you could rent a room for $400.  Now the same room would cost you over $1000, depending on where you live.  There is simply too much demand for housing.
